A Eugene developer will build a 7-story hotel and condo complex in Corvallis

In 2025, a new seven-story mixed-use complex with hotel rooms and apartments will appear on the riverfront in downtown Corvallis.

Designed by Eugene-based developer Obie Companies, the project, which aims to expand both residential and social spaces, is slated to open early next year and aims to bring new energy to the area.

Developers plan to build a hotel with 75 rooms and 92 apartments on the site located at the corner of First Street and Madison Avenue.

Eugene residents might recognize a familiar model here — the seven-story, 82-room Gordon Hotel and 127-unit Gordon Lofts in the Market District on Eugene’s 5th Street, also developed by Obie Companies, use the same mixed-use structure to co-locate hotel-unit housing in one building. An Oct. 10 news release from Obie Companies announcing the development said the project addresses Corvallis’ shortage of high-quality housing while providing new space for social interaction, economic development and waterfront revitalization.

“As we’ve seen with the Gordon Hotel and Gordon Lofts in Eugene, combining our award-winning hotel concept with high-end residences creates a magical combination of hospitality and residential,” said Brian Obie, president and CEO of Obie Companies. . “We are proud to be building a destination that will contribute to the ongoing revitalization of downtown Corvallis and become an integral part of the local community for generations to come.”

The development is planned to be located on the site of the former Flat Tail Brewery and Blackledge warehouse. Part of the construction process will involve repurposing materials such as wood and brick.

Upon completion, the market-rate Gordon Residences are slated to feature amenities such as a club room with shared kitchen, outdoor deck with fire pits and river views, outdoor grilling station and television, 24-hour fitness center, game area, laundry station animals and bicycle storage. Hotel guests will have access to a 24-hour fitness studio.

Obi said the company is taking into account the past 100 years of the community’s history in developing the project to come up with a design that will “enrich and inspire” the next century to meet current needs and uplift future generations.

“For this property, we are excited to further strengthen the connection between downtown Corvallis and the Willamette River through the community created by the Gordon Hotel and Gordon Residences,” said Obi. “This will be one of the most impactful projects in the region in decades.”

The project is expected to break ground in February 2025 with a hoped-for 2027 opening.
